Athens area home sales up in September 2020
Sales: According to the Athens-Limestone Association of Realtors, September residential sales in the area increased 44.1% year-over-year (Y/Y) from 152 to 219 closed transactions. Sales decreased 7.2% from August, and area sales are now up 8.8% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in September declined 20.4% year-over-year from 334 to 274 listings. Months of supply decreased from 2.3 to 1.3, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The area’s median sales price in September was $245,000, a decrease of 1.9% from one year ago and an increase of 0.5% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in September averaged 18 days on the market (DOM), 25 days faster than September 2019.
Forecast: September sales were 29 units, or 15.3% above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 190 sales, while actual sales were 219 units. ACRE forecast a total of 1,584 sales in the area year-to-date, while there were 1,693 actual sales through September, a difference of 6.9%.
