Athens-area home sales up significantly in December

Sales: According to the Athens-Limestone Association of Realtors, December residential sales in the area increased 37.7% year-over-year (Y/Y) from 175 to 241 closed transactions. Sales increased 39.3% from November, and area sales are now up 16.6% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in December declined 16.7% year-over-year from 323 to 269 listings. Months of supply decreased from 1.8 to 1.1, reflecting a market where sellers generally have elevated bargaining power.

Pricing: The area’s median sales price in December was $255,166, an increase of 7.9% from one year ago and a decrease of 0.8% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Homes sold in December averaged 18 days on the market (DOM), 25 days faster than December 2019.

Forecast: December sales were 73 units (or 43.5%) above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 168 sales, and actual sales were 241 units. ACRE forecast a total of 2,093 sales in the area year-to-date, while there were 2,362 actual sales through December, a difference of 12.9%.
