Calhoun County home sales down slightly in December

Sales: According to the Calhoun County Board of Realtors, December residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 0.7% year-over-year (Y/Y) from 150 to 149 closed transactions. Sales decreased 8% from November, and are now up 21.5% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in December decreased 7.4% year-over-year from 584 to 541 listings. Months of supply (inventory to sales ratio) decreased from 3.9 to 3.6, reflecting a market where sellers generally have elevated bargaining power.

Pricing: The area’s median sales price in December was $154,700, an increase of 23.8% from one year ago and a decrease of 3.3% to November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Homes sold in December averaged 43 days on the market (DOM), 22 days faster than December 2019.

Forecast: December sales were 16 units, or 12%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 133 sales for the month, while actual sales were 149 units. ACRE forecast a total of 1,810 residential sales in the area year-to-date, while there were 2,153 actual sales through December, a difference of 19%.
