Calhoun County home sales rise again in June

Sales: According to the Calhoun County Area Board of Realtors, June residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 27.0% year-over-year (Y/Y) from 174 to 221 closed transactions. Sales are now up 19.8% year-to-date. Following seasonal trends, sales increased 12.8% from May. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (489) decreased 2.8% from May and declined 35.6% from one year ago. Months of supply (inventory to sales ratio) also decreased from 4.4 to 2.2, reflecting a market where seller’s generally have elevated bargaining power.

Pricing: The area’s median sales price in June was $164,950, an increase of 11.9% from one year ago and an increase of 3.2% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Homes sold in June averaged 34 days on the market (DOM), 42 days faster than June 2020.

Forecast: June sales were 29 units, or 15.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 192 sales for the month, while actual sales were 221 units. ACRE forecasted a total of 1037 residential sales year-to-date, while there were 1113 actual sales through June, a difference of 7.3%.

New Construction: The 7 new homes sold represent 3.2% of all residential sales in the area in June. Total sales decreased 30.0% year-over-year, following May’s decline in new home sales. The median sales price in June was $183,500, a decrease of 1.5% from one year ago and a decrease of 7.9% from May. New homes sold in an average of 8 days on the market, 2 days faster than June 2020.
